
Two ways to solve the same square-footage problem
When a Metro Detroit homeowner needs more space, there are generally two directions to go: up, over the existing footprint, or out, onto new ground. Both get you square footage, but they load different parts of your house and your budget, and the right choice usually comes down to your lot, your existing structure, and how you plan to use the new space.
Neither option is universally cheaper or simpler. We've built both across Wayne, Oakland, Macomb, Washtenaw, and Livingston counties, and the deciding factors tend to be lot size and setback constraints, the condition of your existing foundation and framing, and whether the new space needs to connect to bedrooms and bathrooms upstairs or to living space at grade.
Second-story additions: structural first, cosmetic second
Adding a second story means your existing exterior walls and foundation now need to carry more weight than they were originally designed for. Before any framing happens, this requires a structural evaluation — sometimes by our in-house team, sometimes involving a partner structural engineer — to confirm the existing footings, foundation walls, and load-bearing walls can support the addition, or to identify what needs to be reinforced first.
There's also a construction-sequencing reality to consider: building up typically means opening up the existing roof, which affects how weathertight your home is during the build and how livable the space below remains. Depending on scope, some homeowners choose to relocate temporarily during the most disruptive phase.
On the upside, a second-story addition doesn't consume any additional lot footprint, which makes it the more realistic option for homeowners on smaller lots or lots where setback requirements limit how far you can build outward. It also avoids new foundation excavation, which can offset some of the added structural engineering cost.
Ground-floor additions: foundation first, roofline second
A ground-floor addition needs its own new foundation, sized and depth-rated for Michigan's frost line, and generally has fewer structural-engineering questions than adding a full story, since it isn't asking your existing walls and footings to carry new load. The tradeoff is that it consumes yard space, which means it has to fit within your municipality's setback requirements from property lines, and often from septic fields, easements, or overhead utility lines depending on your lot.
Ground-floor additions also require a roofline tie-in to the existing house — matching pitch, flashing the intersection correctly, and often matching or blending existing siding and roofing materials so the addition doesn't look bolted on. Done well, this tie-in work is where an addition either reads as a natural extension of the house or as an obvious add-on, and it's an area where in-house siding and roofing coordination matters.
Because a ground-floor addition typically doesn't affect the existing structure's livability as much during construction — you're not opening the roof over occupied space — it's often the less disruptive option to live through, even though it involves more excavation and foundation work.
How to think through which one fits your house
Start with your lot. If setbacks, easements, septic location, or a small lot leave little room to build outward, a second story may be your only realistic path regardless of cost comparisons. If your lot has room and your existing foundation and framing are in solid condition, a ground-floor addition avoids the structural-load questions that come with building up.
Next, think about what the space needs to connect to. A primary suite addition often makes more sense upstairs, adjacent to existing bedrooms. A great room, mudroom, or in-law suite with its own entrance usually makes more sense at grade. Matching the addition's purpose to its natural location on the house often narrows the decision before cost becomes the deciding factor.
